Real estate analytics firm CoreLogic said Tuesday Medford-area foreclosures have been steadily declining, with year-over-year figures in May underscoring the trend. "Nationally the pricing is equal to what it was at the height of the market in 2006, and locally we've seen a 10.2-percent median price increase over the last 12 months," said Terry Rasmussen, an agent with John L. Scott Real Estate in Medford. "We're seeing a huge demand and an improved economy. The people who were in trouble have gotten out of trouble or already lost their house. Plus, with the appreciation in the market, people who were upside-down in their house have been able to sell if they were financially strapped." The foreclosure rate among outstanding mortgage loans in Medford was 2.13 percent during May, more than a half-percent lower than May 2014, when the rate was 2.70 percent. Still, foreclosure activity in Medford was higher than the national foreclosure rate, which was 1.29 percent for May, and higher than the statewide 1.44 percent rate for Oregon. At the beginning of 2014, the foreclosure rate in Medford was 3.06. The local mortgage delinquency rate declined as well, with 4.17 percent of mortgage loans 90 days or more delinquent compared to 5.04 percent in May 2014. The national 90-day delinquency rate in May was 3.58 percent. At the beginning of 2014, the local delinquency rate was 5.45 percent. "Foreclosure activity is cyclical," said Rasmussen. "We hadn't seen it like we did since the 1980s. We've been through the cycle, down in the dip. The backlog of inventory has washed through. There are always a trickle of foreclosures, even in good markets, but we're in a healthy market where there is a lot of activity and lot of buyers."
