Several national and local tenants are on the move, expanding or remodeling at the 29-year-old regional shopping center — including women's clothing stores Lane Bryant and Victoria's Secret. The mall has come to define the north end of Medford since it opened in October 1986, weathering a freeway interchange makeover, the transition of the Big Y — where highways 62 and 99 collided — to the Big X with the rerouting of Highway 238. The center will even find itself connected with the local burger universe, with In-N-Out and Five Guys poised to build on the mall's periphery. Inside the two-tier 813,000 square-foot retail complex, hammers are pounding, merchandisers are scheming new store layouts, and customers are having to rethink where they are going for cookies, popcorn and Bibles. "It's like a big puzzle here, moving things around to accommodate people," said General Manager Jeff Barber. "But it's really nice to see the national retailers investing in their stores and our market." It's been a couple of years since the last big-name retailer, clothier rue21, hit the mall, so Barber is more than happy to see the arrival of women's wear retailer Lane Bryant. "We started working with them last year ...," Barber said. "Right now, we're heavily on the national (tenant) side, because it creates a regional draw."  Lane Bryant, which caters to "real women" and features plus sizes, is constructing a 5,300-square-foot shop across from Bed Bath & Beyond. The anticipated opening date is late July or early August. Victoria’s Secret is tacking on an additional 3,600 square feet as it expands to more than 8,100 square feet so that it will front both the main walkway and the lower Macy's entrance. That project will conclude in late summer or early fall, Barber said. The intimate apparel store's expansion has forced the relocation of three longtime tenants: Caramel Corn, Cookie Connection and Evangel. One of the mall's original tenants, Evangel has been pretty much in the same spot since 1986, save for a one-space shuffle when it expanded in the early 1990s. The Bible, book and gift store is moving one door from Kohl's, next to Clas E Professor. "We were notified in November that Victoria's Secret was expanding and we started searching for a new spot," said Manager Mark Phelps. "At first we were concerned, because we had been there such a long time, but the new spot is turning out to be a blessing." The new quarters are a third larger than the old spot, just shy of 3,900 square feet. "We're excited with all the new changes and our change," Phelps said. "It's exciting to see all construction going on." Caramel Corn has relocated to the food court next to Orange Julius, while Cookie Connection is landing near the Macy’s Home Store, near the elevator and not far from the children's play area.  "At first there was some anxiety because we loved our location," admitted Mishelle Skinner, who bought Cookie Connection from founder Lindsay Berryman in 1998. "But we still get a corner location and get to keep our tables."  Even better, she said, there's room to double the gelato selection to 16 flavors. "We'll be able to avoid congestion at the espresso machine and tweak some things that have always bugged me," she said. "I'm trying to judge from our last moving experience, and that was real positive. We've got a real loyal customer base of retirees and moms." Bath & Body's is temporarily located on the upper level next to Pacific Sunwear while its 2,600-square-foot space is reworked. Barber sees things going in the right direction with 85 percent of the mall's 623,000 square footage occupied. "In the 1980s, there was a huge expansion with malls being built left and right," Barber said. "There was a little bit of over-expansion. During the tough times the stronger malls got even better. The smaller ones that were leasing for 100 to 200 dollars per square foot turned into strip malls, lifestyle centers, or just went away. "There were people who jumped on the Internet bandwagon that said malls were going to go away. But now even companies that started on the Internet are adding brick and mortar stores.
