We have received proposals for demolition of the existing and construction
4 L 7 IC ).Pi of the new Little St. James Flag Pole Pool Cabana - Shaded Roof. There was
quite a variance in the scopes so we have taken the liberty of listing what we expect from
the contractor during this project. The list is as follows:
1. Prepare a working drawing. (Architectural quality is not necessary.)
2. General conditions shall be included as part of the line items (not separately).
3. Proposals shall have schedule of values based upon activities listed below:
Demolition of Existing Roof
Demolition of Existing Columns
Demolition of Existing Tile Within Footprint
Provide Dumpsters Located at Owners Direction
(Barge for Dumpster Hauls Provided by Owner)
Excavate & Pour 8 New Column Footings
Form & Pour 8 New Columns
Form & Pour Bond Beam (Alt. Steel Beam Acceptable)
Strip & Remove All Formwork
Frame Roof with 3"x8" rafters & 3"x10" hips 4/12 Pitch
Install 2"x12" Fascia Board Around Roof Perimeter
Install One Layer of 3/4" PT Plywood Decking to Rafters
Install Ice & Water Shield to Plywood
Install Copper Flashing/Drip Edge to Match Existing
Install Concrete Roof Tile
Install & Plaster Durock Ceiling
Plaster All exposed Concrete Columns & Beams
Install New Coral Stone Tile Per Owner's Instructions
