Daily Tidings Daily Tidings facebook twitter Jackson County Property Price Surges by 6.7% By Edith M. on February 8, 2024 JACKSON COUNTY, Ore. — The good news for Jackson County homeowners is that the value of residential properties has risen 6.7%, averaging $405,000 per sale. The record number of 359 sales in Jackson County outstripped those recorded during the same period a year earlier when 47 fewer homes were sold. Realtors Reveal Average of 3.9 Homes Sold Each Day Home sales in the county between 1 November 2023 and 31 January 2024 totaled 359, an average of 3.9 residential property sales per day, according to figures released by the Rogue Valley Association of Realtors. In a news release for the period, the following statistics were revealed: 359 homes were sold compared to the previous 312. The cumulative number of days on the market decreased from 39 to 31. Homes available for sale decreased by 1% because of a 13.1% increase in sales. The average price of residential property rose to $405,000 from $379,500 recorded the previous year. Jackson County Rural Properties Also Increased in Value Rural homes in Jackson County also enjoyed an increase in value from $595,000 to $607,500, up 2.1%. While the number of sales decreased, from 102 in 2023 to 82, the number of days spent on the market before being sold showed a marked improvement, decreasing from 67 to 46. The Opposite is True of the Josephine County Residential Market Josephine County recorded a drop in the number of residential homes sold during the same period. Between November 2022 and January 2023, 99 properties were sold. During the same period this year, that number fell by 22 homes, to a total of 77. It also took two more days on the market for properties to sell – from 26 to 28 days. However, it is not all doom and gloom for Josephine County because the value of homes increased by an average of $10,000 to $360,000, or 2.9% for the same period. Rural Prices Also Fall The value of Josephine County rural homes dropped by 6.1%, from $500,500 to $470,000.
