The first of the two projects is the reconstruction of a downtown building slated for 11 First Street. This project has already come before the commission but because it did not comply with the vision clearance ordinance the applicants were asked to redesign the project. The building, a three-story, 4,500-square-foot structure, has been pushed back 11-feet in order to comply with the ordinance that requires that a vision corridor not be obstructed by new development. “The revised site plan and elevations address the vision clearance requirement of (the ordinance),” reads the staff report. The second project is a 34,790-square-foot, two building, three-story each, mixed-use development to be located at 1651 Ashland Street. Because the buildings are greater than 10,000-square-feet and are greater than 100 feet in length, the project is subject to Ashland’s big box ordinance, known as the large-scale development ordinance. Twenty-three two-bedroom-residential units are included in both buildings. The first building is 14,408-square-feet and the second is 20,382-square-feet. Two plaza areas are planned for the project. The application includes a request for a variance because the buildings are not as far apart as the tallest building is high, as is required in Ashland’s municipal code.
