Subdivision takes shape GOLD HILL -- The first manufactured homes will soon be brought in to a new 18-lot subdivision, the largest development in Gold Hill's recent history. Three people already have reserved lots in Pacific Crest Estates, located off Highway 99 north of downtown Gold Hill, said Robin Estremado, who developed the property with her husband, Dan. "This is not a mobile home park," Robin Estremado said. "People will buy their own lot and the home." The manufactured homes must meet conditions set by the Gold Hill Planning Commission. They must be newly built and a minimum of 1,080 square feet, with wood, wood-like or stucco exteriors, but no vinyl, and with a trim paint that contrasts with the house paint. Roofs must be pitched with composite shingles. "The plans we have look very nice," said Linda Annecston, Planning Commission member. The lot sizes average 8,500 square feet, Estremado said. Cul-de-sacs and utilities are already in. Pacific Crest Estates is the first subdivision approved since the city began charging system development fees to help pay for future maintenance on the water and sewer systems, said Royal Gasso, Gold Hill's public works director. The fees are $2,100 per site. Estremado said she and her husband bought 8.8 acres 10 years ago and developed a third of it in 1995-97. They built 8 of 14 approved conventional homes.
