Lone Pine Square East Medford development will house a restaurant, deli, bank, pizza parlor, offices By Greg Stiles Mail Tribune The little country store on the corner of Lone Pine and Foothill roads is no more. The six acres surrounding what had dwindled into a sausage shop in recent years will give way to a new commercial development known as Lone Pine Square. The old structure was razed last week, clearing the way for the $30 million project that will have 13 buildings, including a three-story signature tower, restaurant, deli, bank and pizza parlor as well as professional and medical offices. All told, there will be 180,000 square feet of professional and retail space and 251 parking spaces. Bob Reed, his real estate company associate Thomas Hamlin; Matt Bryant, owner of Riverdell Homes in Central Point; and Jim Palazzolo, owner of Mortgage Marketplace Inc., are partners in the Hackers LLC venture. "This land has been zoned commercial for years, but has never been developed," says Reed, whose group acquired the land for $1.9 million in 2005 and is in the process of taking it through architectural review with the city. Reed began looking at the property eight years ago, before the nearby East McAndrews Road extension was punched through from Brookdale Avenue to Hillcrest Road. He was the broker in the late 1990s when developer Neil Scheuneman bought the property from Frank and Cheryl Scarlata. Tim and Lynn Wray operated the convenience store on the site during the past two years, sharing the space with the Scarlatas. ** "Neil decided not to do the project here because he's doing some development in Yuma, Ariz.," Reed says. "So the four of us decided to buy it." Site work has begun with the major terrain change involving the Medford Irrigation District canal that previously angled through the property. The canal will be encased and flow beneath the project's parking areas. To the south, an open drainage area will fill the void between the center and the McAndrews-Foothill interchange. Infrastructure work is scheduled for completion by spring with the first buildings due for occupation by the end of 2007. "All of our views are going to be to the south and southwest," Reed says. "It's going to be user-friendly and we want one tenant of a kind. We also have a couple national chains coming with smaller square-footage areas." At one point, Reed says, Bi-Mart eyed the property but needed one more acre for its footprint. "This is going to be a busy location," Reed says. "There are going to be 1,300 homes above us and people are not going to have to drive that far." Jackson Creek Pizza was among the initial tenants to sign, he said.
