The .75-acre lot, flanked by Fair Oaks Drive and White Oak Road where they intersect East Main Street, has an existing 2,964-square-foot house, built in 1949. One proposed house would be accessed from White Oak and the other from Fair Oaks. DeBoer and Adderson acquired the property last September for $395,000. DeBoer and Adderson are also asking the Planning Commission for an exception for sidewalk, curb and gutter improvements along White Oak, primarily because none exist until the tree-lined street's intersection with Acorn Way. The matter will go before the Medford Planning Commission at 5:30 p.m. Thursday in the council chambers at City Hall, 411 W. Eighth St. Polaris Land Surveying of Ashland said the unusual street configuration surrounding the property produces troublesome half-street improvements without realigning and reconstructing the street. That would result in the destruction of mature trees and landscaping, the surveyor's report stated, and "would be completely out of character with the rest of the large neighborhood." DeBoer and Adderson, the son of DeBoer's wife, Karen, have developed subdivisions and built houses for several years. They recently finished a project off North Phoenix Road, across from Larson Creek Center. "I fund the acquisitions and building costs," DeBoer said. "He builds and sells it, and we split the profit. (Developer) Cris Galpin and others have done it that way. It's pretty common." DeBoer anticipates the new houses would be about 2,500 square feet each, with the potential lot off White Oak using a circular driveway. "If we were required to do all the street improvements, it would cost as much as the lots would sell for," he said. The commission will also consider a request by Palisch Homes to revise the Bella Vista Planned Unit Development, which would allow a 6-foot cedar fence to be located adjacent to East McAndrews Road behind seven lots fronting Palermo Street. In addition, the panel will consider a revision request for the Stonegate Estates Planned Unit Development, east of North Phoenix Road and north of Coal Mine Road.
