Mail Tribune / Bob Pennell It takes a while to raise a ‘village’ Apartments, condominiums, assisted living centers online for expanding East Medford By MELISSA MARTIN Mail Tribune One of the fastest-growing parts of town soon will have new apartments and condominiums. Builders are putting the finishing touches on Ridgewood Condos on Alameda Street, near Golf View. The 64 two- and three-bedroom apartments will rent for $800 and $900 a month. Across the street will be Alderwood Village, 1,400- to 1,800-square-foot owner-occupied condominiums priced from $135,000 to $180,000. Developer Mike Mahar hopes earth will turn on the 86 units by spring. "We’re going to create a little village there," said Mahar, who is developing the project along with DeCarlow Homes and Pacific Trend. "The area warrants a nice project with its views of Mount Ashland. There’s a strong demand for condominiums." Some 200 condominiums — both rentals and owner-occupied units — will eventually go up in Alderwood Village, a planned unit development near Rogue Valley Medical Center. The 31-acre project includes single-family homes, office buildings, Ridgeview Assisted Living, medical offices and a 130-unit congregate care facility proposed on Juanipero Way near Golf View. The Medford Planning Commission changed the zoning in the area in 1995 to allow for condominiums, said Carl Bartlett, a 10-year veteran planning commissioner. "We felt like the working people at Rogue Valley Medical Center didn’t have adequate housing of this type," Bartlett said. "They had over 1,300 employees at the time and we felt like all the housing being built out there was large single-family residences. Yet all different types of people work in the businesses and medical offices there." John Schleining, owner of Ridgeview Assisted Living on Golf View, is building Ridgewood Condos, apartments with a row of garages around the perimeter. "Some people don’t want to take care of a yard. Others want a nice, secure place to live and other people need affordability," Mahar said. The condos will have a master bedroom upstairs and guest bedrooms downstairs, front porches, garages in back and alleys. "There will be a tennis court, clubhouse, pool and parks," Mahar said, noting residents will pay an association fee for maintenance of common areas. The land stretching along Barnett Road and North Phoenix Road is one of Medford’s fastest growing regions, including the new Albertson’s shopping center, Alder Creek and Larson Creek subdivisions and the proposed 5,000-home Southeast Plan. Developer Mike Mahar is ready to build the first homes in Summerfield, a subdivision near Cherry Lane. His brother Lou Mahar, is planning Stonegate Estates, 203 homes and 96 condominiums near Coal Mine Road. But he plans to build the 86 units in Alderwood Village on Golf View first, breaking ground in the spring, he said. "It’s fitting in to have a variety of condominiums and apartments in that area," Bartlett said. "There are a lot of expensive homes near Alder Creek and having less expensive apartments and condos will mesh things together."
