Most residents adhere to the CC&Rs. However there are those few who either ignore them or are unaware that they exist. What steps can be taken to make neighbors comply with the CC&Rs if talking to them doesn’t correct a violation? — Don T., Medford That’s a commonly asked question, Don. City Planner Jim Maize said City Hall gets a lot of questions like yours. He said typically the CC&Rs are regulated by each subdivision association. Usually the CC&Rs spell out the steps to take for non-compliance. Usually the city would have no jurisdiction, he said. CC&Rs are often set up by the developer, and establish rules for everything from how to care for a common swimming pool to acceptable colors residents may paint their homes.
