Since a large portion of it is in Jackson County, why isn't it included anymore? — Gary C., Ruch We're glad our readers pay close attention. Better yet, it's good to know your memories are better than ours. We had to seek out the help of Southern Oregon Multiple Listing Service's data masters to dig up an answer for your query, Gary. SOMLS last published statistics for the Applegate Valley a decade ago, about the time the real estate organization introduced its present statistics model in late 2006. Colin Mullane, spokesman for Rogue Valley Association of Realtors and SOMLS, told us the present compilation is much more comprehensive and consistent approach to data than previously published statistics. "Our older way was inconsistent at best and prone to errors and misinterpretation, so the shift was necessary in our opinion," Mullane said. If one looks at the areas SOMLS publishes, it is for all the urban areas, which have consistencies that make statistics more accurate and reflective of market conditions, Mullane said. "Rural property is a truly challenging market to generate statistics accurately," he said. "Primarily due to the vast inconsistencies from one property to another, beyond just size of house, age, quality, et cetera." Those inconsistencies extend to size of land, irrigation and usability of the land — for instance, hillside or forest compared with flat irrigated land. Zoning also impacts value more on rural than urban properties. In recognition of the rural market, Mullane said, sales for the whole county were added about two years ago.
