The latest is a proposed Starbucks franchise, with a drive-thru, across from Asante Rogue Regional Medical Center on East Barnett Road, just up the street from Human Bean and Dutch Bros. drive-thrus, and not far from a coffee klatch of other local purveyors. Seattle-based Starbucks has added coffee shops at the Lithia Motors headquarters and in south Medford in the past year. A location across the street from a hospital, where hundreds of people fill its corridors daily, is a logical next step. There are also numerous medical clinics and offices in the immediate area. "Typically, these things are Starbucks-driven," said Medford architect Mark McKechnie, who is working with the developer. "They have people tour areas, letting developers know they are looking for locations. If they can find a lot, good things ensue. If not, they see if somebody else has a spot available." Barnett Stage LLC, a development group led by local trucking line operator Dan Thomas, has proposed a 1,850-square-foot Starbucks, just east of Bank of the Cascades. The matter is scheduled to go before the Site Plan and Architectural Commission on May 15. The developer also is proposing a 3,285-square-foot medical office building on the same site, but has no immediate plans to build. Thomas acquired the 1 acre parcel for $1.2 million in August 2004, according to county records, with Bank of the Cascades building a branch on the west portion in 2007. Medford isn't alone when it comes to ubiquitous coffee shops, said McKechnie, who has done a half-dozen Starbucks projects, including a similar project at 1303 Center Drive. "In downtown Salem, there's a Starbucks on each end of one block and both locations are busy," he said. McKechnie said the decision to simultaneously submit an application for an office building was a simple economic decision. "It costs 11-hundred bucks to submit for SPAC, so we're saving the extra $1,100, and a little time in the future," he said. "We decided to throw in a medical building on the site to see if we could attract a tenant." SPAC approvals are good for two years, he said. "It could ultimately end up being a CPA or insurance firm, or could even end up being a pharmacy," McKechnie said. "But there are a lot of medical tenancies in the area and that seems most likely." The project was submitted in March, but is going through some minor access tweaks. "It's a tight site, so we had to use every little inch," McKechnie said.
