That's a pretty peculiar number. In other articles you've used $300,000 for an average house. Are you using the lower number to make the levy seem better? This really shows your bias. -- Anonymous caller We must publicly confess some problems in trying to relate how much levies will cost folks in Jackson County, though we can't recall ever citing a $300,000 figure for tax purposes, although we might have come close on stories about levies in Ashland, where property values are highest. It's a hard thing to pin down because your tax varies with the value of your property. Not the market value, but the assessed value. And properties have been escalating considerably in both assessed and market values in recent years, so we've struggled to translate that. Turns out we had been translating too high in past stories, assuming too much growth in assessed values. The $167,000 figure we cited for our library levy story is the average assessed valuation on a house in Jackson County. The key words here are "average" and "assessed." The county assessor's office has determined that out of all the houses in Jackson County the "averaged assessed valuation" is $167,000. This is the average amount the assessor's office uses in calculating taxes. County Assessor Dan Ross said that after Measure 50 was passed, the assessed value is roughly half the real market value. The average real market value of all houses in the county is $280,000, he said (though by the time you read this it may be higher still). In the case of the library levy, we took 167 times 66 cents (because the levy is 66 cents per $1,000 in value) to come up with $110.22 for the annual amount an average property owner could expect to pay. You can take your own tax report, figure out the assessed valuation on your property and calculate what your own increased tax would be. [email protected] .
