Challenge
Informal settlements occupy only five
percent of Nairobi’s residential land
area but house at least half of the city’s
population. Rapid urbanisation and
rising costs have created a significant
shortfall in affordable housing,
highlighting the need for inclusive and
sustainable redevelopment models.
Opportunity
Through its urban renewal programme,
Nairobi will form joint ventures on
county land, align national finance and
policy, and set fair price caps to keep
homes affordable. The city will advance
a 1,000-hectare affordable housing
pipeline across six priority sites, with
Woodley as an early model adding
nearly two thousand homes and social
