County�s home sales strong Mail Tribune / Bob Pennell Construction of the second phase of Alderwood Village is under way off Golf View Drive in southeast Medford. Home sales so far this year are up 14 percent countywide, compared to the same time last year, according to a local appraiser who tracks sales statistics in Jackson County. Homes sales in Jackson County are up 14 percent over last year with a slight increase in overall home sales price, according to market analyst and appraiser Roy Wright Appraisal Service of Medford. A downward trend in mortgage rates over the past two months likely spurred much of the new home buying and refinancing. Homes sales for the first two months of 2000 were down from the previous year, Wright said. Average home prices Jackson County � $162,717 Ashland � $243,481 Phoenix/Talent � $136,398 Central Point � $155,335 East Medford � $155,081 West Medford � $109,443 The largest jump in home sales prices was in the Ashland area, where homes are selling for an average 10 percent more than they did last year. East Medford home sales are down 9.8 percent in the first two months of 2001, with the average sales price 5 percent lower than last year. Home sales in rural Jackson County have increased 7 percent over 2000 figures, but have dropped about 14 percent in price. The inventory of homes on the market is relatively unchanged, Wright�s report shows, with the sale of newly constructed houses up 12 percent. Wright said homes in Central Point and east Medford are becoming more evenly priced. "Historically, east Medford (homes) have been much higher," he said. But the construction of higher-priced homes in Central Point and a shortage of building lots in east Medford have caused the change, Wright added.
