Oregon Road Conditions & Cams Email Story to a Friend September 2, 2005 City Council OKs Delta Center PUD By MEG LANDERS Mail Tribune After ironing out traffic concerns, the Medford City Council approved preliminary plans for a commercial development at the busy intersection of Crater Lake Highway and Delta Waters Road. The Delta Center is a 29-acre planned unit development proposed for the northwest corner of the intersection. The Medford City Council ended a legal fight with the developer by agreeing during Thursday’s noon council meeting to let the project proceed. The proposal calls for 25 buildings, including a 30,610-square-foot Best Buy, a 45,200-square-foot Sportsman’s Warehouse and professional offices. The city accepted the proposal with some conditions, requiring the developer to provide $400,000 for right-of-way purchases for an extension of Excel Drive and for a three-way traffic signal at Lear Way and Delta Waters Road. Medford officials negotiated an agreement with Chris Galpin, the developer, to settle a legal proceeding. Advertisement In March, the Planning Commission rejected the application, citing traffic and access problems. Galpin sued the city in April, claiming it did not respond within the 120-day time limit, and asked the court to order the city approve the plan. The plan still must be approved by the Site Plan and Architectural Commission and the city Planning Commission. No date has been set for those sessions. In other business, the council: Agreed to designate 4,600 acres for future inclusion in the city’s urban growth boundary. The land, mostly on the northeast and southeast boundaries of Medford, would help accommodate a population increase of 90,000 for the city over the next 40 to 60 years. The proposed plan next goes to a Regional Problem Solving committee, along with plans of six other cities in the Rogue Valley, for approval. It also must be approved by the state. Approved a 10-year lease of property within the Medford Sports and Community Park to the Jefferson Nature Center. The nonprofit organization will use a vacant farmhouse on the property as its interpretive center, and a few acres around it for gardens, wildlife habitat and natural history education.
