Subdivision plan concerns Rogue River ROGUE RIVER -- Traffic, visibility and drainage are some of the concerns the Planning Commission hopes to work out with the developer of the proposed Whitestone Estates, a 49-home subdivision on a hillside near the city's reservoir. The Planning Commission will hold a public workshop at 4 p.m. Tuesday, Sept. 21, to talk about the project with Medford Surveyor Bob Neathamer. He is representing Developer Tony Hyde of Cascade Development Co. of Central Point. During a public hearing Tuesday, the Rogue River Planning Commission discussed concerns about increased traffic the subdivision would add to an already-busy Third Street, said Hope Warren, city planner. The commission also talked about the dip, curves and high banks of a proposed subdivision street called Fir that might make it difficult for drivers to see as they enter Third Street. Drainage was also a concern, she said. The Planning Commission is asking Neathamer to obtain an easement from a neighboring property owner to run pipes from the subdivision down the hill to Wards Creek. Without the easement, the project would die, she said. "They need to get the water from the hillside down into the city's storm drain system or across the road into Wards Creek," she said. No one from the audience spoke during Tuesday's public hearing. The public hearing will be continued at 7 p.m. Oct. 12. In other action, the commission accepted the findings of fact, or the final approval, for the $2.6 million Morrow Heights, a 43-unit assisted-living and retirement facility at 146 Wards Creek Road. The first assisted-living facility in the Evans Valley is expected to be completed by February, according to developer Don Maloy of Firstmark Group Inc.
